I have clients at my W2 who didn't do this and are now paying environmental remediation companies (like the one I work at) hundreds of thousands to clean it up, by order of the EPA, even though the PREVIOUS owner caused the issue.

we just got an estimate from a solar company today, they wanted us to go through the hero program. just running the numbers in my head, i figured out i would pay triple the amount of the loan over 25 years, there was a loan fee of three thousand dollars, the 1500 dollar veteran discount was put into the loan, the 1500 dollar rebate was put into the loan, by paying cash i will break even after five years, instead of paying 25 years. as far as im concerned the program is a joke. it will put you in the hole and you may never climb out of it. figure out a better way to pay for your home improvements, this one smells predatory.

I had a tenant who paid late every single month, like she’d usually give me half early in the month, and the other half after like the 20th, I literally didn’t care, she never missed a payment (she did abandoned here dog in my garage after she moved, but that’s a whole different story) but as long as you are getting paid in full every month you should be happy lol.

If you're not from a market and have no experience, you should keep your opinion to yourself instead of recommending to a NEW flipper to get started in literal C and D neighborhoods.
