Primary residence mortgages require you sign documents stating it will be your primary residence and you'll live there at least a year.

And/or are you willing to take the risk of being sued by the seller for not performing on a legal contract (and losing your earnest money)?

If you do not want your name to show up anywhere on the closing documents, you would need to get a power of attorney to allow someone else to sign on your behalf.
