Here in the USA you need what's called a "construction loan" and it's also very hard to find a company that will insure you if you're a newbie.

In Columbus, you can still find the 1% rule and there's amazing appreciation potential due to how much population growth, job growth, and companies moving/developing there (recently Anduril just announced another 4,000 jobs coming to Columbus Ohio on top of Intel, Google, Amazon, FB, Nationwide, Ohio State University, etc.).

You have to make sure that whatever company you choose will maximize your profits. 

So even though I lost a deal and commission I won loyalty and a client for life and became very valued as an agent and very successful by getting the money that was deserved and obviously, rightfully, morally and legally due to her.  

I worked for a US retail company that had a policy of accepting returns no questions asked and even when I accidentally uncovered someone seriously abusing the policy, my bosses wouldn't pursue the matter.

I can accurately estimate utility costs as most util companies have estimated usages and amounts on their websites, but costs like maintenance, CapEx, make ready, etc., are much harder to estimate.

They could make legal arguments about hardship and/or off-sets for non-compliance by landlord, but this would require posting rent or coming even with rent.

For example, we've recently taken over marketing internally because the property management company was not experienced enough in using the newer advertising methods we need to pursue.
