I wonder if the tenant gets injured like if he cuts off his arm while doing the work he then could go after the landlord for workmans comp or some sort of liability.They could claim that they have been doing their own repairs with your knowledge for quite some time and therefore you are allowing the work.

They have been nothing but problems, threatening me with lawyers daily, calling me names, breaking pet policy (counted 6 dogs at one time), "injuring" themselves and filing under my liability policy, etc... all reasons I decided to evoke termination...
