I am in the learning phase currently, with the hopes to attend my first auction soon, whether it be online or in-person at a live auction.

I am in the due diligence phase and the initial inspection showed some plumbing issues and leaks and I want to understand the scope repair and get a estimate.Would really appreciate if anyone can please recommend a good plumbing contractor.Will send out the details about this deal once I get it closed.

I have put a house under contract and currently in due diligence phase.

It not only helps save time, money and the boring drive - even though I'd listen to tons of podcasts on the way ;-) - but it also focusses you on the very important phase of analysis and not getting emotionally attached when looking for an investement property.

Unfortunately , lots of newbies get stuck at the startup/education phase and never progress beyond listening to podcasts and reading  a few forum posts ... break that trend and take action consistently... 

We are currently under contract and in the due diligence phase on a 16-unit. 

Would like to hear as much as possible as we are in the research phase of the investment.  

Also because if (when) we decide down the road that we are done with the acquisition phase we will be in a position to sell off some and pay off mortgages with the equity we will have built over the years and just live off the cash flow.

I think most of us can agree we're in the seller's market phase of this RE cycle but is this different than other phases in the past?
