As for Portland its downtown while business wise has been really hurt.. and its started with theBLM riots ( or should i say peaceful protest) that and those nice Antifa folks fire bombing things destroyed many many business's the inner city real estate is nothing like back east. but they have got to get a handle on the homeless.. 

The folks staying in your unit want a seamless transition to their new living quarters, and the person paying wants an easy way to cross out that line on their to-do list.

Bette,Great piece for REI's.Like all IRS stuff, there are sublties, so I refer folks to IRS 587, for MORE information than they really want. ha ha

(Could be process, communication, or a number of other things).Now the thing I'll mention that you might want to chat with someone about is that many folks don't take the Sec. 121 exclusion into account for situations like yours.
