However, I havent yet found a realtor who has been able to bring me a deal that I havent already seen on the market through searches on Realtor.com or Loopnet.

They should be easy to find with an internet search.

Just search and try to find ones that understand sourcing investment properties.

I would factor in 6-10% for property management.i have worked in property management for 3 years before and through the pandemic, and I have been seriously searching for property to invest in for about two years.

Full stop.An investor can buy undervalued RE, do efficient improvements and create massive value. 

True the new owner will have to start his own account, but he should have a built-in revenue stream from repeat guess that will search for that property by address.
