With historically high prices and last year's rate increases, you're left wondering ... what comes next?

While more investors are flocking to and rehabing properties, and builders are breaking ground, historical owners are also paying more attention to their properties and bringing them up to shape.

I wonder if HW allows owners to define a minimum allowable rent and require owner approval before approving anything lower.Communication: It looks like they have a historical and known difficulty to properly communicate.

You can Keep it Simple and raise the rent by 4% every year (inflation is historically under 3% so you should make out ok), or you can index to CPI, or you can index to something like military BAH or GSA per diem.The other option is to just do one year leases and renegotiate. 

Zeona,I listened to your great podcast a few weeks ago and it helped me decide to take two smaller SFR's in the downtown/historic area of Ocala and convert to MTR's.

I would not try to flip in this zip code unless maybe if you are in one of the historical areas like Strawberry Hill.66102 is further west of downtown KC, KS.  

If you look at historic data, my area tends to see relatively little correction during recessions.  

Literally the only TV request I've had in the past year was a British couple that asked me if I knew a good British Pub in the area because there was some local British soccer team they wanted to watch and the games were only carried on some British channel.  

Particularly for waterfront or view rentals on oceans, lakes or rivers that historically perform best.
