People really enjoy this if it is set up correctly and you can make a healthy profit off of it. 

I can't speak to you about the New York market and what you can get for your money out there since I'm in Chicago but I do think $45K is a healthy amount saved up for your first multi-unit.

Do you pore over the financial statements of that company and dig deep into everything?

That is fairly healthy in my experience, but this also looks like a large home.  

It's a really good way for me to burn calories and keep lean (I typically don't eat anything while working on a property - maybe a small snack during the day - and so that helps also with being healthy). 

There are some good wholesalers in PA and a healthy wholesaling buy pool, but it's very hard to get traction and the ones doing well in Philly are backed and national and the smaller ones are well backed as well.
