I personally am in the market for more of the long haul on investment properties- flip and hold but it is still a great read for investors. 

People in Colorado don't want to have to deal with the snow but also we have lots of toys; expensive bikes, skis etc.

I like it for long haul because the area is really starting to be developed and I would like to build a larger unit building on the lot someday.

Build them or haul them in?

Obviously, the better price you get on entry the better the investment will do for you over the long-haul but nobody is giving away multi-families in this market. 

(other than the tree you mentioned.)It is good that you note the lots are flat, that should eliminate the need for any dirt haul in/off, and any retaining walls. 

I pictured hauling loads of shingles from the local Lowes in my 20 year old small pickup and, even worse, hauling a load of old shingles 15 miles away to the dump.

If they break and will not be repaired, I will have to haul them out and find a way to dispose of them.

The best investors over the long haul of a career in the investment game have premier relationship-building skills and are not just focused on the deal in front of them.
