I had read somewhere that a bunch of these properties were from the ROBO fiasco and these banks had finally reached settlements with the Government as well as many individuals paving the way to dispose of these properties.Also could be that deposits and also new loan volume at that bank have reached a point where they can release a bigger quantity of properties and absorb the losses.

Interest, dividends, rental income, etc. are all passive investments per the IRS and thus not subject to UBIT.Keep in mind that both quantity of flips and intent play the roll in if the flips in the SD account are subject to UBIT.

You need to prepare a Scope Of Work, and have an itemized list of the Exact work to be performed, with specific materials, or a cost allowance for each one, exact quantities, finishes, paint brands/grades, etc.

They spend another four five hours finishing the scope of work and material list, and I go find more deals or whatever is most needed.Today we have a material list on a spreadsheet, categorized, with item numbers, where they just fill in quantities and we submit to Lowes, and get a min of 20% discount on all items.

I've found that many times, houses are already listed on the MLS.I've gone to 3 different county court houses and 2 of those make it practically impossible to pull the quantity that we'd need to pull.
