If the market slows down even just a little...catches a tiny little cold...you will lose all your money and the lender will likely take a loss also.I ran a distressed debt fund for 5 years, DO Income Fund, and we had hard limits when buying distressed debt.

Acclimating for at least the manufacturer's recommended time period, temperature and humidity prior to installation is key, as well as keeping the subfloor at the recommended temperature during install and after, sanding down any high spots/leveling the subfloor as much as possible (less than 1/8 in. over. few feet is ideal), leaving a 1/4" gap against the walls for expansion, and limiting the number of heavy objects placed on the floor in one area can help reduce gaps forming after install.

I have the reserves to weather defaults and my team knows their portfolio level numbers, so it's just a matter of getting note investors and lenders on board.15 years payments and 50% LTV are the limits we're seeing for each individual method by the way.
