Couldn’t be happier.

The words "I never want to own a house - too much work" came out of my mouth at one point and if I could go back and slap myself in the face I would do it 100 times.

Sometimes it's not always the best financial decision that wins, but the one that makes your life easier, happier, and more fulfilling.

All you have is word of mouth and nothing in writing (at the time) about a dead tree.

You put your money where your mouth was and took down the property yourself AND MADE EVEN MORE money because of it.People come on here and complain about the ethics of wholesaling or whatever but you did your own LEGIT marketing to locate the seller, offered them what YOU were willing to pay and able to CLOSE on and made the deal happen.A lot of people would be on here asking for advice on how to hide the difference between the contract price and the sales price from the seller which in my opinion is foolish.Hat's off to this one.

I’ve seen many people have happier lives with more CashFlow having less units. :-)

Is it just me, or does it seem as if the BP "higher ups" have a bitter taste in their mouths when mentioning wholesaling? 

They are happier and I have seen the tenants really clean up their units. - Landscaping:  The previous owner did a good job enforcing lawn care as well as clutter.
