Make sure the Form is a DP-3 which covers damage caused by fire, lightning, theft (appliances), vandalism, wind hail, etc.

Covered occurence can be Fire, Wind, Hail, Explosion, etc.Ex- you have a fire and it takes 6 months to repair the Building, Loss of Rents can replace the 6 months of rental income while the property was vacant and being rehabbed.

as for investing in Texas i think the biggest thing that buy and hold investors miss is the property tax situation and the shock when the property is reassessed and your postiive cash flow just went negative.. then the other issue is foundation and soil wind and hail..

@Cameron Moore sorry for the dumb question but how does roof age affect the premium - newer roof implies higher premium (because replacement cost is now higher) or a lower premium (because it may not get damaged easily with for eg hails).
