You are welcome to go after them legally but they will tell you to pound sand and the lawyers will cost more than the repairs.General house inspections are going to check all the obvious things...... if the toilets are flushing ok..... major leaks..... things appear to drain properly etc.

But that only covers half the bill.Second, the city will usually give you a credit for sewer costs if you claim the water was due to a leak.Third, your tenant should be educated on how to report flushing/running toilets and the amount of water it can use.

Our maintenance team is very affordable, but it kills me to have a client pay for some simple repairs like a leaky faucet, door knob falling off or not lining up right, bedroom door not closing properly, dryer vent hose fell off, can light came loose, toilet not flushing well, no heating/cooling, the list goes on.

OK agreed.. but a simple home inspection and sewer scope would flush this out.. no PUN intended .. :)at this point forget about the agent.. the seller is paying the commish.. just do normal due diligence which is sewer scope and home inspection.
