@Travis Foster I don't currently have a buyer but I don't foresee having any difficulty in finding one the way the market is in LA right now. 

If you don't have the money yet, you may want to start up a 1031 exchange (@Dave Foster). 

@Dave Foster can give details, but a 1031 is for properties held as an investment (not a flip), so a longer holder period helps verify this intent,
