We do that, for example, with fireplaces - all fireplaces are declared decorative only and are non-functional.

My current neighborhood... house plan almost exactly like mine but with fireplace sold for 317,000.00 with less than 3 days on the market.Neighborhood I am moving too, comps are 450k or more.  

This rehab basically consists of painting, minor sheetrock repair, minor window repair, refinishing hardwood floors, and sealing up a fireplace.

It has an electric stove, no indoor parking, no heater, no fireplace.

Does anyone have any recommendations/advice about adding a vented gas fireplace?

I have one in the corner now with a fake fireplace thing in it heating my entire living room.

I'm looking at houses to flip and I came across one with an outdated fireplace. 

I downloaded an example from the bigger pockets fireplace and changed it around a bit to fit my needs.

We woiuld rework floor plan opening it up, reface the fireplace, open the kitchen area to great room, make the downstairs bathroom larger by taking out shower (no need for it) Put in large pantry (kitchen has no storage).

(one of my tenants has a painting business so he will give me a deal plus I will do interior myself)The back deck need a good wash, paint and fencingDeck = 1000 Refinish the fireplace = 1,000New appliances = 5,000My cabinet number might be off but it didn't look like i need too much work plus this estimate came up to around 20k so there is room for new cabinet if need be.
