Several of my investor friends also mentioned they get tenants who are active in film industry here.

Have your tenant film the screaming/nonsense.

They just built a huge tennis center near berry college and the ACC tennis championships were just played there, some movie filming, minor league baseball and they're getting better with promoting our rivers, hiking trails and historic downtown.From what I've read I think Huntsville is similar in that it's a bit undiscovered because it's in a weird spot in NE Alabama but has tons going for it because of the Aerospace and other manufacturing and it also has the education and medical draw for the area.
