The agreement should be done by an attorney but the Trust can be a simple two page form.Partnering with family can cause long term emotional stress, if your agreement is written, signed, notarized you will avoid fights, as this is a business arrangement.

I don't think you need to be capable of setting up and customizing an entire accounting system to be a real estate investor. ...Go with something that's already configured out of the box for real estate investors (buildium, stessa, Digb) & get a CPA to help you with taxes.

You'll be more capable of growing your portfolio and making wise judgements as you acquire more expertise and understanding.

Any day, easy, and the cash buyers would be fighting amongst eachother for that deal!

As the Primary market went red-hot and the suburb explosion went, people kept fighting for places and got pushed out further each time, it was like watching a wave on a geographic map.

You'll want to do your own due diligence as the economic environment is changing, but my experiences have been good with several of these highly experienced and  capable fund operators.
