As an LP, are you more comfortable putting your $100k, $250k into a deal with someone who is more than doubling their portfolio with one deal or someone who is adding about 4% to their portfolio.That being said, I am having trouble coming up with any other example that it may matter, and this example falls within a very specific use case.

Those that are custodians will hold your funds or send them to a custodian if they are only an administrator, and help you with compliance and administration.Though as an investor, you should fully understand the rules behind prohibited transactions and disqualified parties, which are few, these companies will give you advice and hopefully keep you out of trouble.

Just realize that if you buy real estate with a heloc, be careful as now you are basically leveraging existing assets for new assets and many times people get over levered and in trouble in those scenarios.

Let’s say half of those have floating rate debt and are in trouble, that means only 5% of the MF properties are in trouble AT MOST.So there is some distress but it is limited.
