Now syndications have become a team sport intended to mislead.

To replace that much income will require lots of work or you will have to hire a full time team that will eat into your margins and will require management.

You can also just enjoy the fantasy of investing and never take the risks.

Building a strong local team is crucial too.

My team and I manage 100+ investment properties, mostly Airbnb / STR, and we work with investors to complete 1031 exchanges, scale their portfolios, and invest in creative rental models.I started young with no help, the learning curve is steep and yes some people won't take you seriously, but if you assert yourself and really learn the content, you will earn respect.I'd love to learn more about your career ambitions.

Not only would you benefit from having a partner's input on the deal, but you would also have an experienced individual to work alongside with as you navigate the project.It's also important to make sure you have identified your "team" ie; contractors / realtors / lenders / insurance agents / title company / etc. 

Both of these challenges can often be minimized with the right team and guidance from an experienced investor.As @Jay Hinrichs mentioned, appreciation is the main driver of wealth in real estate.
