Hey @Jim Blumenthal, That's an excellent question but, unfortunately, I don't have a bulletproof reply.

These are normally the same investors who are preparing 12 tab excel spread sheets for their $100k BRRRR single family’s…..yeah they’re over compensating. 

She has experience with excel and quickbooks.

But, excel is totally fine in the beginning (in addition to your PM software to capture transactions outside of the properties).We use QuickBooks Online exclusively for all of our REI Clients.

At this point, I would recommend having a line of credit to cover these things so you don't have money sitting in the bank doing nothing when it could be put to work.I have 33 units, no debt except for mortgages, and excellent income.

I mean from JPM&C side, the buyer/winning bid in the first auction?

Hello @Vinay Sanapala,I recommend listening to the excellent comments from: @James Wise, @Drew Sygit, @Jay Hinrichs, and @Mark Cruse.I regularly read people claiming that Section 8 is free money and guaranteed.

Gilbert, for instance, is known for its excellent schools, high quality of life, and strong local economy.
