I don't recall mentioning that I would engage in short sale fraud :) Short sales usually go thru best offer situation and they are posted on MLS anyway.

I don't really see anyone actually in Solano that crunches numbers and concludes they'd be better off buying in Oakland or SF.I've got one gentlemen actively engaged in selling off his SFR and condo assets and 1031ing them into 2-4 unit props.... so far, all his purchases have been in Solano.

The issue is that flip transactions are considered a trade or business activity, and if a tax exempt entity like an IRA engages in a business on a regular or repeated basis, then there is a tax known as UBIT that applies to the gains from such business income.
