I figure if he had no energy to shave, he certainly don't have the energy to mow.The property is located in an "A" area, almost 100% homeowners, all with beautifully manicured lawns, so even when my tenants cut the grass, it's not even or edged, and there's no spring and winter cleanup, it still stands out looking unkempt.

I do not plan to sell this house within the next 5-10 years unless circumstances call for it so I am basically planning to buy and hold for the long run.I am hearing that all of this work could be well over $60K ($25K for garage, 20K+ for  3 high energy efficient HWH/Boiler combos, and $15K+ for roof)) which is causing me great concern.

SO, something funny...I went to visit my area REIA, good size group, I guess they have monthly speakers, the gentlemen that just so happen to be speaking, FULL of energy, great sense of humor, but there was something eerily familiar about his "pitch".
