It took 3 years, but,  I finally navigated the permitting process and now have all the permits I need to build 6 small cabins on a river in the mountains.

That route might save you some money, but it would require a bit more of your time to find the right team and manage the process.

I decided to go on with the property in Kenmore and went through the process.

It's not a check-in-the-box process like some states. 

There is an agreement between NAR and the banks that it needs to be processed through a real estate agent.
