Just be aware this money will not be cheap for this deal, could be as much as 20% or greater. 

Crossing the lines may not provide proper liability protection.Personally, I just kept my SF rentals in my name and got excellent insurance coverage, $500K per property plus a $2M umbrella.

I'm interested in finding deals within a 50 mile radius of WPB where I vacation every year and wondering who I can connect with on the side prior to my visit to see if my goals are realistic in the area.

Maybe something along the lines of your insurance company requires the heat to be set at certain temperatures or they won't cover a damage claim etc.This way you are telling her there is nothing you can do it about it.

I would budget maybe 20-30k depending on how far you are going down.

from the little I know and its only because i have brokered 50  100 unit apartments the buyers are quite sophisticated and have a lot of cash and have their lenders lined up.. 

When someone claims to have completed “1000s” of deals successfully, we’d need to see purchase and sale docs on each one to verify their track record.
