Sense check on the rents of my units: 5 BR 3 bath coach house with 1 parking spot ($2,500), 5 BR 2 bath duplex down ($2,450), 3 BR + den 1 bath unit with brand new kitchen, plus parking spot ($1,450).

We think, before RVs, we could turn it into a simple tent spot for almost no capitol and cover at least a portion of any payments (although our current income wouldn't require this).

I use over the range microwaves in all my rentals; it's just one less appliance renters need to bring and gains huge real estate in small kitchens, and the microwaves are almost the same cost as the hoods any more.As for the countertops the spots that always get ruined are the areas exposed to moisture; the clear poly repels the moisture and binds the sawdust together in the particleboard.

There are a few areas that have long been unrestricted in spots (Heights, Montrose, EADO, etc) that may work.

Are we talking dead spots in grass from urine and trails from running fence lines? 

Downside is if not fill 3 open spots will be under about $1000 a month.

In other words, you will get one if the best bangs for your buck here, provided you pick the right spots.

It is now a spot for vagrants to break in to.

Using your own judgement about where you think interest rates will go, and the cost difference between 1, 3, and 5 year PPP will likely land you in a good spot.
