they pull at every emotional heart string.. you deserve this .. this is so simple do you have what it takes.. your financial freedom number.. like being self employed is something everyone wants. some do fine other fail.. and these are just training programs they don't guarantee success.. just like watching BP pod cast or reading blogs or talking on this site hardly guarantees your success.. real estate is hard.. it takes drive money and dedication .

It's a three bedroom right in the heart of Towson, if I can't get the ideal family in there, then students are a quick fix, but I haven't had to worry about that because I have a single mother in there with a really good job who loves Towson's public schools.As to your "profitability" statement, the house is paid for, value is up, and I have a bank account that is growing.

Invest in real estate by investing Long Distance in a 50k multifamily in Kansas that will be about $200 cash flow positive/month..Pros- Be able to keep a short commute to work- Live in the heart of Manhattan while paying no rent- Low cash deposit to begin investing in property.Cons- Run the risk of my land lord not allowing AirBnBs (which could be mitigated by upfront communication)- Investing long distance for my first deal is terrifying- I won't be able to use an FHA loan on my first property.Concerns:Am I opening myself up to too much risk by signing an apartment lease and a mortgage?

I just have to be a contrarian here @Caleb Heimsoth as Caleb states I cannot think of anything risker than remote rehab for beginners.. keep in mind the author is a very experienced real estate professional and what works for him simply is not germane for beginners I know they want to sell books on this site.. but I fear there is going to be some really sad people that try to do this and simply don't know what they don't know.. all to just save 5 to 10k extra that a flipper that does all the work and takes all the risk makes bringing you a finished product.. you can lose 10 to 20k in a heart beat doing this if not more..
