UWM/HPFC/Quicken by contrast have to pay out salaries that let folks afford merely to live in metro Detroit, and then someone like me comes along and sends UWM / HPFC (Quicken wholesale is on my "to try" list) several million dollars of business per month consisting of Oakland / Berkeley / etc $750k+ mortgages (remember, per unit overhead is flat, profit is from loan amount... $1.5m comprising two mortgages is significantly more profitable than $1.5m consisting of 15 x $100k mortgages).

By having the contract recorded, at least you'll protect your interests if this should happen to you.In contrast, having your buyer sign a non-compete agreement will do nothing to protect your interests if the seller backs out of the deal.Personally, I'd just record your contracts.
