Yes she was brought up in a wage slave environment, her dad, and gradnpa are retires (with pensions) from IBM, and her mom is still working at her employer hoping that they will come out of bankruptcy so she can retire with the pension she built up (forfeited if she retires while in bankruptcy protection).

This is our clause:In the event that the tenant wishes to break this lease early; the tenants agree: 1) they will give the landlord 60 days notice, 2) they will allow the landlord to show the property to prospective tenants with 24 hours notice 3) they will pay their rent for the entire time that they are residing at the property and 4) they will forfeit 50% of their security deposit as an early exit penaltyWe usually collect 2 months security deposit.

I'm not a lawyer and don't know how the state laws go but the security deposit belongs to the tenant unless forfeited in the event repairs need to be made when they vacate.

I don't know how offers are written in your state, but you might also consider whether walking away and forfeiting your deposit is a better decision, though you need an attorney's advice on what the risks are.
