Tenants leave the 15th and I plan to patch holes that evening and paint + hire cleaner on the 16th and have new tenants move in the 17th. 

Hiring: Decide if you’ll manage the property yourself or hire a property manager.

If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general.

Maybe they bought too many properties and hire the wrong people to manage them.

That is why I do when I run into these issues, hire a professional to take the lead on it. 

But I did get some takeaways particularly in re: to hiring VAs (which I am now doing) and there were a few other tidbits about JVing that were helpful to learn.
