For a rental, the property would need some updates, I figured no more than 5k (clean the carpet if doesn't need replacing, paint throughout the house, paint the kitchen cabinets (hideous diarrhea-green color).

The cabinets are jacked, but it still has a giant, commercial hood vent, powered louvers, fire suppression system, commercial 3-bay sink, regular sink and a "handwashing" station.

Is there no room for one or do you prefer a large hole in the cabinets where it should go?

Just the kitchen cabinets and countertops could easily take half of that.

I think I will go this route as the PMI will not add a significant % to the interest when compared with interest I would pay to get that 20k by other means (student loans not paid off).I have found a house listed at 125k that is a 3/2 1000 sq. ft. ranch with nice updates (granite countertops, hardwood refinish, cherry wood cabinets, finished basement, modern bathrooms, etc.), garage, deck, and an 800 sq. ft., finished, basement.
