So they're ending up with more square footage to sell, but it's "low amenity" square footage.Also the appliances, roof, cabinets and countertops are all lower quality than the '06 builds had!

new sheetrock new cabinets new toilets and appliances that is why the 30K rehab costs and why tey rent so fast....No splash and dash jobs....If I join I haveinsvestors willing to buy at the 60K mark and will put 12K in each so they will have cash flow on a 30 year AM..Guess we will see when I get there if they are TELLIN the TRUTH to truthteller...Really impressed with the dialouge here!

i can appreciate both of your comments..i have about 20yrs experience.i have been doing construction in one form or another since i was 15 yrs old.i have worked in custom cabinet shops,for remoldelers ect.i have been in business for myslef for the last 6yrs.i do almost everyhing.i have always wanted to get into realestate but never had the cash.i always had to support someone along the line.i figure this would be a good way to get into it.i understand your concerns.if there is anything else anyone would like to know just ask.mike

That includes partial sheetrock, vanities, kitchen redo(maybe cabinets), texture, paint, crown, fixtures, electrical fixes, etc.Most of the house needs sheetrock, the kitchen has to be completely redone, it needs at least one bathroom (but it will be WAY more marketable with 2), it needs ALOT of remodeling thru the entire house, it needs all new windows, a new roof, a new furnace, the upstairs is nothing but studs, it needs to have some fill brought in, there are two trees that have grown onto the roof and the whole house needs to be sided.Phew.
