@Dennis Bragg, how did you factor improvements and market appreciation into the buy-back price?

Last thing to consider is if you are buying a new home, will you want to do 100% financing and will you have the remaining bonus entitlement to do so.

Also I feel buy and holds are harder to structure partnerships as its not that much money when split in between two people.

When I first got started I didn't officially join any coaching programs, but I did buy the materials at mobile home university.

Then I think I will buy my first out of state property once I'm ready.

Hi @Brendan Jones I moved to Nashville in late 2021 to begin my homeownership and investing career, buying a primary residence, house-hacking it, and transitioning to a long-term rental once I bought my next property (also in Nashville) so would be happy to share my experiences.There is a lot of interest in STRs in the Nashville Metro area, but the zoning has become increasingly strict over the years.

I think I can open another personal checking account at the bank I already have and it'll be under my name but i'm trying to buy out of state rentals with an LLC I own.

Many groups buy cash flow negative deals and overraise to pay distributions right away. 

But yes long term I am interested in buy and hold single and multifamily.
