I am on the origination side of the business, however you may want to consider signing up as broker which would allow you to white-label these DSCR loans without assuming the risk of ending up with a note buyer who refuses to purchase your loans, thus stuck with a 30 year loan.

As for the refi side, DSCRs are an excellent tool to utilize as they are based off the property, not you as the borrower, so no DTI hits / personal income verification required.

(and on the flip side the tenant can surely say they paid it as per the lease and even though I didn't receive it on purchase he has the lease stating he paid).  2.
