Assuming Will operates out of an S-Corp (he's a smart guy so I'm positive he's doing this) and nets $350k, by deducting his lease payment he avoids 15.3% self-employment tax, a 1.5% CA franchise tax on net income, a blended CA income tax rate of 7.98% and a blended federal rate of 26.1% for a total of 50.88%.

As a HUD authorized Brokerage in Florida, we assist Investors in procuring both HUD and non-HUD properties.To that end... if you want to be successful, one of the things you need access to is a great Title Company to do your closings.For years, we have been using Jordana (Dani) Angles at Central Florida Title, LLC, the Manager of their Clermont, Florida branch.She has been doing HUD closings for 20 years as well as all the different "flavors" of deals that investors can cook up, and does it quickly and seamlessly.

This is not a seamless plug - I would be willing to bet anyone on this site would agree that this is good advice. : )I would highly recommend, as you start on this REI path, that you meet with a financial or mortgage pro (I would actually recommend you meet with a number of them).
