You just need a purchase agreement between the two of you with clear terms that either an attorney can draft or you may be able to find an off the shelf generic one (I never recommend these as they are too generic and don't protect either party), or you can ask a broker to prepare one for a flat fee.

Lets say each loan flat fees are $5000 - double that, could be more for loans over $300000No lender can guarantee that you can later use a AVM for a refinance conventional.

Go to a one of those dollar stores and get one of those flat floor mops, the one with the sponge on the end, or go to Home Depot and get a better one if you want to keep it, or if you have tall ceilings.
