I've been in the lending Industry for 20 years, and I feel many people on BiggerPockets give misleading information a lot of times.

I fell off the wagon when I saw a bullet point that indicated all second story apartments have an elevator and their suggestion that it was possible to get 1000% Plus Potential Cash-on-Cash return in the 1st Year.Where has SCDC built?

That's why Hard Money and Private Money are so hard to tell apart and to know when to use them because if the money in unconventional then it's private money right? 

I sold an apartment building and as I lived in the building was always there when my realtor showed it to prospective buyers. 

It is right on the fringe of being legal/illegal, and lawmakers have been talking about how to regulate it for years because it can be a dangerous process that leaves end Buyers feeling like they weren't represented.....especially when they see the closing statement and find out how much the wholesaler made just by getting to the Seller first.
