Bottom line is you CAN NOT publically advertise (again, there are legal ways around this) and you MUST have a relationship with the potential lender prior to getting his funds (prior to asking for them too)The other key is to ALWAYS pay the investors back, even if you lose on that deal, pay them back with profits from another or cash from your reserves.
