I would absolutely replace the cabs, with 42" uppers (replacing that inaccessible area above the doors), a 24" deep cab over the reefer with a return or narrow broom closet on the left.Here's an idea I've used for an inexpensive but attractive alternative to granite for your price level: Have a local shop fab up black plastic lam tops with square front edges, and NO 4" splash.

It sounds like the floor in the laundry/maintenance room, kitchen, bathroom and closet with be removed, for sure drywall on 2 walls in maintenance room, most likely 1 wall of cabinets and possibly the other half of kitchen cabinets (lower) and then some carpet will need to be pulled up to help dry out.

In my state, it needs to be at least 70 sqft, no wall shorter than 7 feet, a window, closet, door, and 50% of the ceiling height needs to be over 7 feet (for all of those attic conversions we see).

Another thing that I forgot to mention earlier is the listing says that each unit is 3/1 when in reality they are each 2/1 with dining rooms that former tenants turned into bedrooms but would need closets to be added to become legal.

The renovation consisted of all new interior and exterior paint, removal of popcorn ceiling, complete floor removal and install, complete kitchen remodel which included a wall removal and converting half of a closet into a pantry, complete master bath remodel, 2/3 remodel on guest bath, All new interior doors and hardware, new front door and hardware, new lighting fixtures, new landscaping, new paint for patio and front sidewalk, and pressure washed driveway.
