Say you get two years out of this tenant and your net is $2200 per year, that is $4400 for the two years.

They sent me an email stating what their lowest minimum net is for the properties.

What I mean is visit your properties regularly and look for fiscal leaks i.e. lights turning on in the day time, water leaks, pot holes (liability issues, structural issues ) etc.

So, I can relate to Leigh's situation, When I was young playing "traffic" with my brother, I always spelled "STOP" signs backwards: "POTS". 

The one thing that I cannot fix is the damage of the counter tops which appear to be from a hot pot.

you have to be a bigger crook. dig up the dirt on this guy and use it anyway you can. as far as the dogs, call the cops, tell them that you believe he may be dealing drugs in the house because you smelled pot when you last talked to him and you need to access the house to verify. get in there anyway you can.
