For anyone who has read my last few posts; I've been struggling with finding funding for a deal in my pipeline.It's an incredible deal: off market, with insane value-add potential, motivated sellers, under market asking price, and the ability to cashflow $2k+ after rehab.

I'm curious what your motivation is to evict?

(Not easy to do without experience I know) but that's where education comes into play.Finding motivated sellers, being able to communicate effectively, problem solving, understanding of market values, and an understanding of rehab cost.

NOTHING can generate motivated seller leads.

If you have a broker/agent representing make sure they understand your motive behind the purchase and your contingencies are expressed with full-force of being able to get out of the PA/LOI.

Or what about the syndicator who wanted to complete a condo conversion but the units are going to be geared towards empty nesters and that buyer is not motivated to make that next move until rates calm down & the GP is forced to continue to carry a building as a rental asset when that's not its true or highest and best use but still projects to be an excellent development once the market conditions are better aligned..... 

So, that is of course a nothing-burger and again nobody asked about that since the question was what would motivate someone to buy these deals.

.- Can help finding, or being, the property manager.Time and expertise are my largest constraints.Capital and motivation to put that capital to work and my best assets for this specific scenario.This can be a great relationship leading to dozens of deals if we do it right.However, I do not know where to go.Please help.

A broker is not going to be as motivated as you are to lease a 1600 sqft space or a 3200 sqft space if you combine two suites together. 

What are you doing to find motivated sellers who have the houses you want to buy?
