In most recent cases, buyers are STILL purchasing properties with similar situations especially since inventory is so low.Assuming property location has decent demand AND your home is priced strategically when it hits the market, I'd say you do not need to obtain permits/COs.Are there any violations, open permits or complaints associated with these additions to the property?

Hi there, I am a new investor, started my journey with my wife back in 2022 we house hacked our first property in new haven CT.I am currently having a hard time finding any good deals in my market everything is so over priced and goes way above the 1% rule, I even made some low offer on the properties that I thought would be a good fit for BRRRR however offer never gets accepted or someone else over bids.

From most OOS investors I am speaking to this is where most of the attention is, so be prepared for competition - seems that this forum was revived from the dead but to answer the original question with a few practices you can manage the air-bnb yourself to get higher occupancy, I would recommend educating yourself on tricks for the platform those will make the biggest difference - definitely helps having someone take care of your air-bnb account and for completely hands off investing do that but just previewing/welcoming who comes in can be done remotely in a professional manner I have seen it done in multiple states.

because with 30YFRM 7% rate, the aggregated principal payment is so low that it's almost meaningless anyway, so IO product can make verything great again.............. as long as you plan to sell it quick.But this product is terrible in two conditions :1) when rate is lowAnd/or2) if you plan to sell on year 15.
