I picked off a couple of wholesales last year using a methodology I learned from Instagram star Thach Nguyen, it works if you are persistent/consistent with it.

Use social media - facebook, nextdoor, and instagram are some popular ones that seem to yield good results for many agents.Get involved in your neighborhood or community - neighborhood associations or interest groups or volunteer with community organizations. 

1) Networking, direct mail, cold calls, instagram, etc.2) You charge your client a commission and they pay it

When I started last year, I hit up Instagram hard.

I’ve also done a few biggerpockets videos on this topic and you can probably find them in the Facebook or Instagram archives.I love @Christine Bellish’s idea about partnering with someone you’ve already invested with.

Get your properties out on craigslist, facebook, Instagram etc., answer questions.
