We look for the foreclosure for the great deal, but unless we can do some good then really we are simply part of the problem.We are starting to do deals in Australia that have been around since Adam was a boy and they don't involve bank finance but offer a means of structuring a sale and a purchase to give the seller what they desperately need, while at the same time giving a buyer what they need and can't get - a house!

The best relationship I ever had with an agent (bought 6 houses from her in 14 months) often referred to me, as did her broker/owner as; "low-ball Adams".As long as you can justify the offer price; "here's comps, here's my expected repair cost" she won't be insulted.

In fact, at the same time (if it has not already been done), I would be adamant that remaining tenants complete a new application immediately to verify their suitability going forward, and meet with each to scrutinize their existing written lease, inspect their premises, and brief them on YOUR interpretation and policies.

I would suggest that you let your agent know that you are adamant about certain things and if he/she cant get that through their thick skull, then...drop the hammer.
