2/3 of the units are singles/studios, so generally higher turnover, causing higher fees for clean outs and lease ups, etc, etcRecently had to get a "fire rated" door to the roof replaced from some city inspection, the first  bids were $3800-$4500, but with the right contractors and a little of my own time and motivation, i got the job done for less than $1500 and 12 hours of my time, and it had 2x the fire rating than the city required.

with no experience, it wouldn't make sense to borrow the capital of a private lender.if you have enough cash to buy a property with a traditional down payment to get your foot in the door, you can do so. 

Owner-occupied transactions are mostly emotional decision based.Investors should check emotions at the door and only make business based decisions.What does that mean in practice?

Hey Kyle, it's really hard to say because there are so many variables.I can speak to personal experience but your mileage will definitely vary.I acquired 12 doors in Detroit from 2019-2021.
