OK Thanks Chad.. yes now that you clarify that and I also work in the low value asset sand box but only to Investors who have money to turn them around I would never count on those owner occ's to cure at least at any large % to easy to  walk  and the properties as you mentioned many will be functionally obsolete and economically obsolete so they turn into your basic zombie house that local wholesalers go for ..

There’s definitely potential in finding distressed assets and adding value through smart renovations.Setting up an LLC in the state where you’re flipping is a great move for liability protection, and working with a local attorney will ensure you’re covered on state-specific legalities.

classic scam.to the OP  google Ingrid Robinson /  American greed   / Remington financial she took those guys down and its worth watching how they work.. the foreigners are on to it.. so anything with even slightly bad English is a huge red flag and 100% fraud.this guy looks more Russian than Kiwi to me..
