when i read "make sure you do your due dilence" what exactly does that mean? I know to have  the home inspected, and make sure title is clear (part of lawyers job),but anything I'm missing? for examlple, what steps do...

Hello BP,A trusted REI mentor of mine has come across a deal that would entail purchasing a 50+ group of rental homes from someone who is cashing out of the business.He and another investor would be purchasing the large share of the portfolio but will need to find a few additional partners for the remaining share(s).I am just beginning my journey in REI so I don’t have a much in the way of equity.

Uninsured looks like you could get a 203K Loan to cover the costs necessary to close, usually, this entails over 5K.

Let me also add that I am a big advocate of owners/landlords doing it themselves for a while just so they are familiar with what X, Y, or Z might entail, and not get ripped off on bids, etc.
