when i read "make sure you do your due dilence" what exactly does that mean? I know to have  the home inspected, and make sure title is clear (part of lawyers job),but anything I'm missing? for examlple, what steps do...

Hello BP,A trusted REI mentor of mine has come across a deal that would entail purchasing a 50+ group of rental homes from someone who is cashing out of the business.He and another investor would be purchasing the large share of the portfolio but will need to find a few additional partners for the remaining share(s).I am just beginning my journey in REI so I don’t have a much in the way of equity.

.-  Is there a version of the "owner occupied" in the commercial space and if so what does it  (or do they entail) etc?

I have to figure out what all that entails, but I'd like to be taken seriously and feel this is probably a great step.

Uninsured looks like you could get a 203K Loan to cover the costs necessary to close, usually, this entails over 5K.

Let me also add that I am a big advocate of owners/landlords doing it themselves for a while just so they are familiar with what X, Y, or Z might entail, and not get ripped off on bids, etc.

This usually entails hiring an engineer/architect to do studies and reviewing/getting zoning figured out.

Can't remember the proper name for that program and what it entails, but you can find it on the City of Milwaukee's website.

But what does that all entail exactly?

It's not as "easy" as the program makes out, as it entails hours of me sitting on the computer and checking tax records.
