I have used Window Factory in 6 units.  

So for us the limiting factor is financing.

Delivery was a mess, but we picked ours up.We now use Factory Direct Appliances, but only based upon volume sales.  

Another factor is if you are funding the deals and your business partner is doing the work, you have much fewer hours and do not need to pay yourself as much as he would.That said, do not get married to someone in a partnership if you can avoid it.

With the fudge factor I would imagine the adjuster would use, you would actually be paid about $20k for the $50k of damage.So now you have a partially burnt property, $20k in cash, $40k in fixes (once you cut all the corners you can).Insurance is something you get EXACTLY what you pay for, for good or bad.  

What happened to all those factories making bulbs?  

I have a family of 5 and currently working full time at Factory to support my family..My goals are to learn how to be successful in Real Estate and one day replace my income so that i can quit my job and be able to spend more time with my family. 

Also I stand to correct the term .... it is eminent domain which is law of the land and not time factor. I

I always buy bulk, but I don't how to buy direct form the factory Such as whirlpool corp.
