I'm finding it hard to get a good wholesale deal myself in Colorado. 

I don't live in Colorado (and am not a lawyer) but I would be shocked if you need such a clause.

This is actually true, and something most investors don't think about when they either purchase or use a SFH for co-living purposes.  

In other words, you have a rental in Colorado and have an LLC also registered in Colorado.

Maybe if you get lucky you can flip it to an investor and title co is able to get mortgage and payoff info without details from the real owner or you can bribe that owner to give you their details for $1000 and sign an authorization to talk to mortgage company.

But after that ... hell, move out and you've got a duplex in what otherwise would have been single-family zoning.As it used to be in Denver and Colorado Springs and most cities in the state, you could rent an ADU separately when you live there, but once you moved out, you legally could only rent the whole property to one party. 

I have several liens in Colorado currently.

It appears that you are not but are co-hosting or arbitraging the property.
